Authentic Appraisals, Inc. was established in 2003 and is based in Norwood, Massachusetts. The firm provides professional appraisal and valuation services throughout southeastern Massachusetts. Services encompass a broad range of residential appraisal needs and are prepared with an emphasis on accuracy, sound analysis, and professional judgment. Expert witness and litigation support services are also offered based on experience and assignment requirements. 

The business is led by a Certified Residential Appraiser with over 30 years of residential appraisal experience. Each assignment is personally completed with an emphasis on independence, professional judgment, and clear, well-supported valuation conclusions. 

Experience spans a wide range of residential property types, including single-family homes, condominiums, two- to four-family properties, and vacant land. Assignments frequently involve complex or non-typical properties requiring careful analysis of market conditions, location influences, and property-specific characteristics to support credible valuation conclusions. 

Appraisal reports are prepared for a variety of intended uses and clients, including lenders, attorneys, private parties, real estate professionals, and municipal agencies. Assignments commonly include estate and probate appraisals, divorce-related valuations, private lending and portfolio appraisals, tax-related analyses, and other residential valuation needs. Reports are tailored to the specific scope, intended use, and client requirements of each assignment. 

Experience also includes preparation of appraisal reports for litigation support and expert testimony. Appraisals have been relied upon in court proceedings, including testimony in the United States Bankruptcy Court for the District of Massachusetts and the Plymouth County Probate Court. 

Appraisal and valuation services are primarily provided throughout Norfolk, Plymouth, and Bristol Counties in Massachusetts. Coverage may also be available in Middlesex and Suffolk Counties, as well as portions of Worcester County, depending on the nature and scope of the assignment.

How much does an appraisal cost?

Appraisal fees vary based on the scope of work, intended use, and complexity of the assignment. These details are discussed during the initial call, which allows a fee to be established that aligns with the assignment requirements and the delivery of a thorough, professional appraisal report.

How quickly can an appraisal be completed?

Appraisal assignments are typically scheduled one to two weeks in advance. Once the property has been inspected, most appraisal reports are completed within approximately one week, depending on the complexity of the property and the intended use of the appraisal. In certain circumstances, expedited service may be available and would be addressed as part of the agreed-upon scope of work.

Is an interior inspection required?

Not always. While some assignments may not require an interior inspection, access to the interior generally allows for a more complete analysis and higher-quality appraisal report. Inspection requirements depend on the scope of work and intended use of the appraisal.
